Beechwood Guest House in Leeds presents a dichotomous image based on recent reviews. Known for its blend of comfort, warm hospitality, and a personal touch in services, it often succeeds in providing guests with a restful experience through its clean accommodations and high-quality breakfast offerings. The charm of the property and its gardens, coupled with an ideal location in a quiet part of the city, come across as compelling advantages. However, recurring issues such as the need for repairs, inconsistent hot water supply, and challenges faced by guests with disabilities or those bringing pets signal areas of concern. In terms of communication and customer service, there are mixed reports, ranging from exceptionally friendly and helpful to experiences of unresponsiveness and perceived inflexibility in resolving booking issues.

Positive Feedback

Customers generally express satisfaction with Beechwood Guest House's service and amenities. A recurrent theme is the property's blend of charm and comfort, including the quality of the breakfast and the cleanliness of the rooms. Guests appreciate the serene environment, which compliments the guest house's prime location, offering a quiet retreat while remaining close to local attractions. Notably, the personalized touch from the hospitable hosts and their willingness to accommodate special requests, such as providing refrigeration for medication, enhance the positive experience.

Concerns and Threads

Despite the positives, Beechwood Guest House has notable shortcomings. Several guests mention the need for renovation and maintenance, particularly regarding en suite facilities and room furnishings. Complaints include dusty rooms, weak Wi-Fi signals, and inconsistent hot water availability, factors that detract from an otherwise pleasant stay. Additionally, some guests experienced issues with customer service, like unacknowledged cancellation requests or inflexible treatment, and accessibility concerns, particularly for disabled guests or those with pets, who found accommodations unsuitable and lacking necessary amenities.

Stayed here for 11 nights. Cheap and cheerful. It's not a fancy place, but for me it was a great stay as I was visiting relatives who were a 5 minute drive from there, and was getting over jetlag (came from the states). There's not MUCH to do walking distance from there, but there are a few restaurants and places to pick up food as well as bus stops nearby. I'm diabetic and have meds that required a fridge, so I asked if they had one and they lent me one for my stay. Family members are friendly and helpful, room was clean even if a bit worn around the edges, and they respected my request that they NOT clean it during my stay (which is my preference). I stayed on a ground floor room fit for 2 people max (no dogs, there's a room across the hall that they allow folks with dogs to use), and a very small but efficacious ensuite bathroom (with an old fashioned sink where the hot and cold come out of separate taps). There's an old fashioned heater in there that you set yourself by turning a handle, and the bed is comfy and it's blanket was warm ...and the room had a window that is set up high, and opens to the alley between the hotel building and the private home where the owners live (if you want fresh air). The shower looked a little scary (its tiny and you can see under it) but it worked well enough, with hot water and decent water pressure. I liked it so much that I've been telling other family members about it for when we visit my uncle who lives nearby. (Oh, and if you look at google maps and see a Tesco across the street, which I got very excited about when booking the place, that's an error on Google's part; the Tesco is down a the street a few blocks away)

The rooms are OK, pretty basic . The en suite is in need of repair. Cracked sink shower cubicle rusty, broken handle. Bed was clean . Cobwebs and dust in the room. The location was perfect. I only met a lady on entry. No breakfast as not doing any.
